Flood Risk Assessment Home Owner

Flood Risk Assessment - Why?

This page discusses the Flood Risk requirements for a Homeowner or small builder, which includes small developments such as:
  • Single unit residential development
  • Home extensions
  • Refurbishment (change of use)

For Flood Risk Assessments for larger or different types of development please follow the link to our Commercial Flood Risk page.

Climate change predictions show that flooding and coastal erosion are increasing in the future. Planning Authorities have to consult the Environment Agency when considering a planning application. Depending on the nature and location of the development the Environment Agency will advise on the requirement for a Flood Risk Assessment.

If your development is situated in a high flood risk area you will be required to submit a Flood Risk Assessment with your planning application. This will include small extensions or change of use refurbishment works.

The assessment will be less onerous than that of a larger scale development, however the requirements under PPS25, TAN15 and SPP7 will still need to be considered and addressed accordingly.

Methods such as flood resistance and resilience are discussed with you and in conjunction with your requirements. Our engineers will work closely with you to ensure the most cost effective measures are discussed in the report to keep your costs as low as possible.

Whilst the planning authority may request a flood risk assessment, this is not always the case, we will assess your development and if required contact the planning authority and Environment Agency to prove an assessment is not required. We take the burden off you and offer practical hands on support. Working with Betts will give you complete peace of mind.
